So I read in the highlander that the chambers were fill with folks concerning the Flatrock creek PDD..I see the P&Z rubber stamped their approval again.Figures.
Paper stated that NOW the development will Not have a Golf course.. What about the Waste Water plant that was supposed to be built there?. Is it still going to be built??.If it is not then were will the sewage be pumped to?..Will the MFs WW plant be able to handle that much waste and even if it can Where will they spray the additional effluent.??
It mentions a possible TROLLEY. I,d like to know where they think they are going to run this trolley..What would be the route??
Also Now the are talking about increasing the ETJ.. It was not long ago that the City planner stated they had no intentions of annexing anything in the near future. So why would they want to expand the ETJ again???
Also the city has NOT put in lines to the Lake Marble falls Subdivision which was Involuntary Annexed 2 1/2 years ago just so they could get the Flatrock development into the city limits. What are they going to Do for THOSE people..They are paying city taxes and for WHAT??. They dont have the same level of services as the other residents of MFs..AND if I recall their roads were private roads. Were they compensated??Did the city buy them??

Sir I believe you are confusing the Flatrock Creek with Falling Waters. Flatrock being the development south of town and Falling Waters being another proposed development east of town south of 1431.:)

You must be the confused one.. I do know the difference.. My post was in reference to the highlander article in the tuesdays paper (page 8a)about Flatrock. It was NOT the FWs project.. If you know the history of the Southside you would know what my post is about.

Well, gee. Maybe the other writer was confused ... so educate and inform without being snarly about it.
The frequent lack of civility on this forum sometimes shocks me. I think if real names were used the behavior would improve.

Civility died when the first male kept his hat on his head while eating in a restaurant...it was buried when that same male wore his hat inside a movie theater!

I'm not worried about either one. When I moved to MF there was talk about a River Walk that never transpired. And how long did it take to rebuild the bridges and crossings that were damaged in the 2007 flood? It took a year to widen a mile or so portion of 1431 that recently finished. A new hospital has been talked about for years. I've heard rumors of a tourist train around Marble Falls but that hasn't been in the news lately.
If these are any indication on how quickly either Flatrock or Falling Waters might come to fruition, I don't look for anything to happen anytime soon. I've never seen anything like it.

I dont see it happening anytime soon for FWs but I do for Flatrock. Thats the crown jewel for MFs. They want the SS of the Lake to be THE Next Big thing..They cant let that fail or those that pushed SO hard for it will have Egg on the faces for a long time.

What i find interesting about FR is the SS companys web site makes it look as though the Development is already there.Plus they say there will be a golf course. It also states that the Hospital will be in LLano county. WTH? I thought it was in Burnet County.
I think as a managing / marketing company for those owners of FR they out to get there Website updated to reflect the true accuracy of what FR is right now.

Did you also happen to read the News article in the highlander.
quote. The plan is the first stage of Development and is Subject to change.
.Change How??
quote: The area would be rezoned from agricultural to multi zoned..
If Rezoned.Who is going to pay the roll back taxes which can be assesed once it looses its AG exemption? OR is the city and county giving a waiver in the HOPES of future tax revenue.
quote:Roadways are planned to Connect SH71,US281 and FM2147, along with FIVE other thouroughfares leading out of the property to Provide connections to surrounding properties as thy develop..
WHO is paying for those roads??. IMO the ones going thru FR should be the responsiblity of the Developers. NOT the MFs tax payers.. Now of those 5 other roads..At least 2 are shown going thru the Lake Marble falls Subdivision.Who is paying for those roads??The city Still does not Own those roads currently there.

Good call. I see the highlander says it passed unanimously... Now that they have the rezoning changed and its NO longer AG. They loose that AG exemption for tax purposes... Guess its time to press the tax assessor on the issue of rollback taxes.
